Before we tour homes, we sign a written buyer agreement that states my fee, usually 2 to 2.5 percent of the price. Sellers often agree to pay some or all of it, and we ask for that in the offer. You know the most you could owe before we see a single house.
I send new east side listings the day they hit the MLS, and I tell you what I know about a street, a school zone or a builder. When you find the house, we look at recent sales together and write an offer that fits the market that week.
What is included
- Buyer agreement with the fee in writing
- New listings sent the day they list
- Offer strategy from recent street-level sales
- Inspection and repair negotiation
- Lender and inspector referrals, no referral fees
Common questions
Do I have to pay you out of pocket?
Only if the seller does not agree to cover it. We ask for seller-paid compensation in the offer, and your agreement caps the total.
How many homes will we see?
It varies. Most of my buyers tour eight to fifteen homes before writing an offer.
